If you are preparing your home for sale there are simple inexpensive improvements that you can do that will have a big impact breaking through and getting the most out of your sale.

Modern Light Fixtures – your home may be a bit older or was just built with inexpensive contractor grade fixtures.  Home buyers tastes change and the finish of light fixtures make an impression on potential buyers.  New fixtures can often times brighten up a space as well to make it feel more welcoming.  You may be able to make a huge visual change by just swapping shades.  Check out this image at Apartment Therapy.

New Kitchen Faucet – almost everywhere you look, common advice is that kitchen remodels impress.  But if you are moving, sinking a ton of money into a kitchen for someone else to enjoy probably doesn’t make much sense.  An updated faucet will provide a updated feel that may be needed.  The dramatic changes are show here at Build You Nest Blog.

Paint – everybody has their favorite colors but buyer’s tastes may be different.  Freshening up the paint with neutral colors before you put a house on the market will always help.  Business Insider compiled this information from Zillow if you need proof.

Power Wash – buyers will be paying attention to everything.  After coming and going from your house every day you probably never noticed dust or pollen or taking that little shine of the siding or the sidewalk.  Buyers are looking at everything with a critical eye and a little pressure washing will help with curb appeal.  Hire a pro or do it yourself with advise from Slip Covered Grey.

Clean the Carpets and Floors – there are a lot of benefits to getting your carpets cleaned prior to selling.  Lots of debates on whether replacing carpets to sell adds value or not, but if your carpets and rugs are in good shape get them cleaned.  They will present better and smell better.  Ever wonder why those open houses bake cookies, odors make an impression, but a clean house is even better.  Great article from Homes and Land.

Consult with a Pro – a home stager has seen lots of homes in your area and they know how to make you competitive in the market.  They will offer advice on what improvement will make the most difference.  The good ones will also help you prioritize if you can’t get to it all.  A great article at Angies List on how staging can help you sell for more.
