FIND AN AGENT that isn’t affiliated with the builder. Model homes are typically staffed by a real estate agent that works with the builder. It’s important for you to have an agent to represent you.
BE CREATIVE WITH NEGOTIATIONS, builder generally don't want to discount prices. Consider getting closing costs paid for or upgrades included in sale price.
WHAT YOU SEE MAY NOT BE WHAT YOU GET. Model homes may be finished with different materials or grades. Verify what the standard features are versus upgrades.
GET AN INSPECTION. Just because it is new doesn't mean that everything is done correctly. You should still protect your investment with an independent review of the builders work.
