There is no better time to sell your home as the weather warms up across the Triangle. Schools are almost out and more buyers are getting ready to make the move. Don't let the weather be the only improvement that helps your home sell this Spring. Now is the time to make improvements of your own to give your home the best chance to sell quickly and at top dollar! Here are a few tips to maximize your home's potential.

Increase Curb Appeal

The key to great curb appeal is a fresh maintained look with a splash of color to catch the eye. You want your home to feel welcoming and lively not worn or ominous like a house that has "seen its better days". Here are a few steps that will spruce up your home and make it more attractive to buyers.

    • Repair, repaint, or replace anything that is showing signs of wear

      • Roof

      • Door handles

      • Light fixtures

      • Windows

      • Garage Door

    • Pressure washing can make a night and day difference

      • Exterior

      • Steps

      • Driveway

    • Add color but don't go overboard

      • Paint the front door an inviting color

      • Add a few colorful plants to breathe life into your landscape

    • Routine yard maintenance

      • Keep grass cut

      • Shape up shrubs

      • Remove trash, leaves, and personal items (toys, equipment, etc.) from the lawn

    Change Your Mindset

It is time to think of yourself as the seller instead of the owner. As an owner you have made the home yours but as the seller you need the buyers to see it as theirs. The key is to make the space as easy as possible to navigate and at the same time create a "blank canvas" on which their imaginations can run wild. To do this you will need to declutter as well as depersonalize. Start by cleaning each room and removing excess clutter. Buyers want to see how much space a home has to offer so be conscious of this and remove any extra furniture that may be cramping a space. Finally, make sure personal items are out of site i.e. pictures, mail, certain artwork, etc.

    • Other Interior tips

      • Make sure all interior lights are bright and work correctly.

      • Open blinds to bring in more natural light.

      • Stick with neutral colors for interior walls. Not everyone has the same tastes.

      • Use accent pieces to add color in moderation.

Make Sure The Price Is Right

Determining the correct price can be a difficult task. That is why it is important to consult with a Realtor to find a pricing strategy that works best for your home. Pricing a home incorrectly could mean large financial losses or that your home stays on the market for an extended period of time. Those who work with a real estate agent typically sell their homes quicker and for more money.
