Zillow To Buy And Sell Homes Will Raleigh Be Next
Zillow announced it will begin buying and selling homes to streamline the process (read: generate a larger piece of the pie for zillow). The two test markets are Las Vegas and Phoenix but this decision will affect the real estate industry nationwide, in a matter of time. Both of those markets were greatly affected by the 2007 recession. Las Vegas lost almost $113 billion in real estate 10 years ago. And Maricopa county, where Phoenix sits, was in the top 5 counties hit.
In an article written by Inman Select, Zillow sees this as a benefit to consumers who don't want their homes to be on the market for a long time. They also say they are going to use real estate agents for these transactions. Having a large player involved may help stabalize the markets, but my bet is most of the benefit will go to Zillow.
I am all for technology, especially when it empowers my clients. But at the risk of sounding like Congress interviewing Mark Zuckerberg last week, using a good local agent is still better than an algorithm. A good agent should be so much more than data. The agent should use technology to inform her market knowledge and client decisions. But boots on the ground are needed. I see a large part of my job as managing client's expectations and emotions. Negotiating offers, repairs, and contract details are also super important. And market knowledge available through local networks rarely gets lumped into the computer statistics.
